If you’ve got itchy feet and thinking about upgrading, downsizing or just yearning for a tree/sea/postcode change, then now is the perfect time to start preparing your home for sale.
My tips to get the highest sale price are:
1. Contact a couple of local agents that have a good profile. Arrange a meeting and see what they have to say about your home and the local property market. They will often give you some insights about what buyers are currently looking for and will do an obligation free valuation. Most importantly, get a feel for who is most genuine and who you would like to work with.
2. Write a list of all the jobs that need doing to make your home look as appealing as possible to buyers. Prioritise that list, figure out what you can do yourself and what will need to be outsourced, and start working through the list. Remember to keep your eye on the costs!
3. Declutter, tidy up, throw out, organise. How many containers do you have without lids? What is in your fridge or pantry that is out of date or will just never be eaten? What is in your linen press or wardrobe or those mystery drawers that will never be used or see the light of day again? Get rid of them! Donate or throw away!
4. Keep your eye on the local market. Keep track of similar properties, their sale price and how long they were on the market before selling.
Selling your home can be stressful. Preparing and having plan reduces that stress.
